Femaco Office Complex
Femaco Office Complex is a five-storey commercial building designed around an efficient, flexible floor plate and a shaded facade suited to the local climate. The massing keeps the volume calm and legible while the elevation does the work of controlling sun and glare.
The project was developed from concept through visualization and working drawings, with a full set of floor plans coordinating the layout across all five levels.

The brief
A modern office building that reads as professional and calm from the street, with floor plates that let tenants plan their space freely and a facade that keeps interiors comfortable without heavy reliance on cooling.
Massing and facade
The building is kept as a clear, well-proportioned volume. Shading and a considered rhythm of openings temper the sun on the exposed elevations while keeping the offices bright and outward-looking.
Floor plans
Five coordinated levels organise cores, circulation, and lettable space for an efficient, adaptable layout. The plans below show the arrangement from level one to five.
Visualization
A set of renders was produced to study the massing, materials, and light, and to give the client a clear read of the finished building before construction.
